Truck stop will have scale; three businesses already planned for center

LYNDEN — Planning is underway for new projects west of Lynden, and city planning documents reveal what’s intended for these sites.

John Heystek is the project applicant for the project referred to as the Westgate Commercial Building, located at 2059 W. Main St.

According to the design review project application, it’s slated to be a metal structure featuring dark bronze aluminum storefronts, described as an office, warehouse, retail and light manufacturing space.

“It’s a commercial building, of course,” Heystek said. So it’s going to run three businesses right away off the top and then there’s going to be lease space too for more tenants.”

These three businesses are Northwest Electric, which Heystek owns, K&S Woodworks and Kyle Lodder, CPA.

Heystek said the permitting process has been long and difficult, but he’s excited for what the project will become.

“It’s a nice-looking building,” Heystek said. “It’s right at 24,000 square feet. It is a white metal building with dark bronze trim. All the windows, the awning and the storefronts will be dark bronze. It’s all storefronts on the Main Street side and then on the south side, it’s big overhead doors going to all shop space.”

Heystek said he had planned to break ground on the Westgate Commercial Building project two months ago, but their plans have hit several holdups.

“We’ll break ground for sure the first week of December, but we’re hoping before that,” Heystek said. “Within the next three weeks I’d say, we’d be breaking ground It’s been a long haul. You just never know with the times we’re living in how much of a risk it is, but so far we’ve gotten a lot of support on it.”

The other will be a Shell Station located at 8391 Guide Meridian Rd. in what will be known as Westgate Plaza.

The parcel, totaling about 5.63 acres, will house a convenience store, fueling station, truck scale and parking, as well as the necessary underground fuel tanks. 

That’s all slated for Phase 1 of development.

It’s a mini truck stop,” parcel owner Lakhwinder Singh Malhi said. “It won’t be too big. A small operation.”

He said the closest scale is at the Pilot fueling station over in Ferndale, and this one will give truckers the opportunity to weigh their trucks before heading north across the Lynden border.

Phase 2 will bring two pads to be set aside on the east side of the site for a traditional fast-food restaurant (totaling about 3,500 square feet) and the other is being considered for a double drive-through coffee shop.

The third phase would deal with the west half of the site and could include speculative mixed-use retail, office or professional space, though there are no immediate plans to develop this portion, according to City of Lynden documents.
